1. Free preliminary assessment
With the block and parcel number (ada/parsel) we review zoning rights, title records and an estimated cost range.
2. Risk assessment
A licensed institution inspects the building. The report is registered on the title deed and notified to owners, who may object within 15 days.
3. Owners' meeting and decision
Alternatives, models and state support are presented. The decision is taken by owners holding more than half of the land shares.
4. Model and contractor selection
Flat-for-land, revenue sharing or owner-financed construction. At least three offers on the same specification are compared.
5. Contract
The construction contract is signed before a notary and includes the delivery period, delay penalties, bank guarantee, staged title transfers, unit allocation table and technical specification.
6. Permit, demolition and construction
Designs are approved and the permit is issued. Owners receive monthly rent assistance; the site is supervised independently.
7. Occupancy permit and new title deeds
Each unit is inspected before handover, the occupancy permit is obtained and new title deeds are issued.
Typical duration: 2 to 3 years in total, of which construction takes 14 to 24 months.
